Welbeck Land – Coombe Farm proposal

 

Why have Welbeck Land sent out a proposal?

Welbeck Land, a land promoter and developer have come forward with a proposal (excerpt from their flyer above) for a site in Sayers Common.

 

Earlier this year the planning inspector decided that Mid Sussex’s District plan had failed at the first hurdle. The Council have said they will challenge that decision, and the process is likely to take some months. In the meantime, the Council’s failure means that developers can bring forward their schemes – whether they were in the draft District plan or not – and apply for planning permission. Welbeck Land have now said they will submit a planning application in the autumn for houses on land in our area (Albourne and Sayers Common).

 
Their site was included in the draft plan and is known as Coombe Farm, or DPSC5. To use the developer’s unfortunate choice of language, it is sandwiched between the A23 and B2118, between Albourne and Sayers Common. The boundaries of the site are complicated because it goes right up to but does not include Coombe Farm and the farm buildings.
 
Welbeck have circulated a flyer and have also set up a website, called imaginatively www.coombefarmsayerscommon.co.uk. They would like comments by 7 September, and have provided an online feedback form. 
 

WILD’s View

The developer will be looking for a number of things from this exercise:

  1. They will want to say that they have consulted local residents. If you know of people who have not received the flyer, tell them – and use the feedback form to say consultation is not comprehensive.
  2. They would like to say that they have support for the scheme. If you object to it, use the form to say so.
  3. They will use the feedback to improve and refine their application, trying to cover off objections in advance. Think carefully about your answers: general objections are better. You will have the chance to set out your reasons in detail when the Council conducts statutory consultation as part of the application process.
